I have an older building, where should I start?

In British Columbia, 1990 is a significant year. Any building built before then will need to have a Hazardous Material report for any areas that may be disturbed during renovation or demolition.

There are various steps that need to be taken when you have an older building on which an asbestos or lead abatement is required. These steps begin with a hazardous materials survey report to provide asbestos and/or lead testing. Based on the report results, the work can range from targeted removal to complete asbestos or lead abatement.

What are the most common areas where Hazardous Materials are found?

There are many common areas where hazardous materials might be found. Residential, commercial rental properties like apartment buildings, strata properties (condominiums) and workplaces all have building materials which can be potential sources of asbestos or lead exposure.

Common asbestos-containing building materials

Common asbestos-containing building materials include – insulation board, asbestos containing caulking & sealants, attic insulation (vermiculite), drywall compounds & tape, vinyl asbestos floor tiles, asbestos pipe insulation, and stucco & cement-based asbestos siding.

Asbestos is a naturally occurring mineral which was used widely in building construction for almost a century. It is a known carcinogen and exposure to asbestos can lead to serious health issues such as mesothelioma cancer and non-malignant asbestos disease.

The asbestos-containing materials most likely to cause problems are asbestos insulation board, asbestos cement products & asbestos pipe lagging.

Common lead-containing building materials

Common lead-containing building materials include – lead paint and lead pipes.

Lead, a heavy metal that is toxic to the body, was used widely in both of these applications because it is inexpensive and easy to work with. Unfortunately lead is also poisonous and lead-containing building materials can cause lead poisoning if it is disturbed or deteriorates over time.

Lead dust created by sanding or heavy scraping of lead-based paints is also dangerous to breathe into the lungs.

Sanding, scraping, and removal of lead-based paints should always be done by an approved contractor with proper training and controls, documented with WorksafeBC, and able to provide a safe worksite for employees and customers, such as Remdal.

When is asbestos abatement necessary for Commercial & Strata Properties?

In the past, asbestos was often mixed with cement as part of asbestos products. Therefore, if you are doing remodeling in a commercial or apartment building, asbestos abatement may be required during renovations or other building improvement projects such as:

Strathmore Lodge - Vancouver - Historic Restoration

Built in the early 1900s, Strathmore Lodge is one of the oldest apartment buildings in Vancouver’s historic & eclectic West End. Ownership invested in a heritage restoration project that included exterior painting, concrete repair, metal replacement, lead paint abatement precautions, and window sealant replacement. The ‘before’ pictures show many areas where the weight of previous paint layers was causing peeling and bubbling.
